What to Do While You Wait for Us
- Turn off the cold water inlet valve at the top of the tank to stop water feeding the leak.
- Cut power or gas: flip the water heater breaker, or turn the gas valve to "Pilot" only.
- Do not drain the tank yourself — the pressure relief valve is under tension and can be dangerous.
- Move valuables away from the water heater if there is active leakage on the floor.

A standard tank water heater fails differently than a tankless unit. If you have a fifty-gallon tank, the biggest danger is the tank bursting. This happens when hard water minerals build up inside the tank over many years. This rusts the metal from the inside out. When a standard tank bursts, it dumps fifty gallons of water directly onto your floor. You must shut off the water immediately to stop the flood.
Modern tankless heaters rarely cause massive floods because they do not store water. Instead, a tankless unit usually fails because a computer board shorts out, a heating pipe gets blocked by minerals, or the gas burner fails to light. Because these units are complex and controlled by computers, you should never try to fix them yourself. Our certified plumbers use special tools to read the error codes and flush the system safely.
